PUBLIC HEARING NOTICE

The Walton County Zoning Board of Adjustment will hold their regular public hearing on Thursday, October 26, 2017 at 6:00 P.M. at the South Walton Courthouse Annex in Santa Rosa Beach, Florida 32459. The following items are scheduled for review and action:

​Haddad Variance – Request to approve by final order.  Project number VAR17-000004 is being reviewed by Tim Brown.  This is a variance application submitted by Suzan A. Haddad, on behalf of Yowceph Haddad, requesting to reduce the rear yard setback from 15’ to 5’ for a pool on +/- 0.125 acres with a future land use of Coastal Center.  The project is located at 55 Secret Harbor Drive and is identified by parcel number(s) 30-2S-21-42790-00C-0380.

Huckaby Variance – Request to approve by final order.  Project number VAR17-000005 is being reviewed by Bob Baronti.  This is a variance application submitted by Mickey Whitaker, on behalf of William J. Huckaby, requesting to add a ground floor garage restroom on +/- 0.23 acres with a future land use of Residential Preservation.  The project is located on Savelle Drive in Gulf Trace Subdivision and is identified by parcel number(s) 08-3S-19-25040-00D-0110.

Kaiya Strand Minor Development Order Appeal – Project number VAR17-000003 is being reviewed by Mac Carpenter, AICP, Director. Mitchell Brothers and Edward M. Mitchell are appealing the Final Development Order for the Kaiya PUD The Strand (17-00100089) suggesting unspecified errors were made in the approval by the County.

The Zoning Board of Adjustment will make a final determination to grant a variance, deny a variance, uphold the director’s decision, overturn the director’s decision, or continue to a later date. Any agenda item that is tabled will be scheduled for a future Zoning Board of Adjustment meeting. The applicant/petitioner may appeal the decision of this board to the Circuit Court of Walton County.
Proposed agenda items may be inspected by the public from 7:00 AM to 5:30 PM, Monday through Friday at Walton County Planning and Development Services located at 31 Coastal Center Blvd, Suite 100, Santa Rosa Beach, FL 32549 or 47 North 6th Street, DeFuniak Springs, FL 32435.
Interested parties may appear at the public hearing and be heard with respect to the proposed agenda items.
In accordance with Section 286.26, Florida Statutes, whenever any board or commissioner of any state agency or authority, or of any agency or authority of any county, municipal corporation, or other political subdivision that has scheduled a meeting at which official acts are to be taken, receives at least 48 hours prior to the meeting, a written request by a physically handicapped person to attend the meeting, directed to the chairperson or director of such board, commission, agency, or authority, such chairperson or director shall provide a manner by which such person may attend the meeting at its scheduled site or reschedule the meeting to a site which would be accessible to such person.

Public Workshop to discuss amending Chapter 13 of the Walton County Land Development Code – Specifically those portions pertaining to signage and lighting.

The Design Review Board will make a recommendation on major developments to the Board of County Commissioners regarding these items either to approve, approve with conditions or to deny.  Any item that is tabled will be scheduled for a future Design Review Board meeting and will not go forward to the Planning Commission until the Design Review Board makes a recommendation.

Public Workshops Scheduled to Discuss Tree Protection Amendments to the Walton County Land Development Code

Walton County will be hosting public workshops to discuss possible amendments to the Land Development Code implementing heritage or landmark tree protection regulations within the Walton Land Development Code. The public is encouraged to attend one or more of these workshops to provide input.

Project number 17-01500076 is being reviewed by Bob Baronti.  This is a major development order application submitted by Gortemoller Engineering, Inc. on behalf of Peddlers 30A LLC, for construction of three buildings for business park usage, a gazebo, asphalt parking, and stormwater facility with a future land use of Business Park on 1.55+/- acres.  The project is located approximately 0.7 miles on Serenoa Road from the intersection of Serenoa Road and U.S. Highway 98 and identified by parcel number(s) 05-3S-18-16010-000-0130.

Cypress Lake – Request to approve by final order. Project number 17-00100130 is being reviewed by Robert Baronti.  This is a major development order application submitted by Dewberry, on behalf of Ashwood Holdings Florida, LLC, requesting approval to subdivide parcel and sell residential lots as well as the leasing of commercial space on 99 residential lots on 22.36+/- acres, with a future land use of Neighborhood Infill.  The project is located from the intersection of U.S 98 and W. CR 30A, approximately .6 miles South on CR 30A the parcel is located on the right, and is identified by parcel number(s) 32-2S-20-33000-005-0000.

Rock Hill Road – Request to approve by final order. Project number MAJ17-000004 is being reviewed by Renee Bradley. This is a major development order application submitted by Heidi Nelson, Integrisite, on behalf of Branch Towers III, requesting approval to install a telecommunications facility that includes a 250’ tower and associated fenced in the compound on +/-12.9 acres with a future land use of General Agriculture. The project is located at 9577 Rock Hill Road, and is identified by parcel number(s) 08-2N-17-0500-019-0000.

The Planning Commission will make a recommendation to the Board of County Commissioners regarding these items either to approve, approve with conditions or to deny.  Any agenda item that is tabled will be scheduled for a future Planning Commission meeting and will not go forward to the Board of County Commissioners until the Planning Commission makes a recommendation.
