Public Workshop Scheduled for Walton County Comprehensive Plan and Land Development Code Update

SAVE THE DATES: August 9, 14, and 15, 2017

As part of the ongoing Comprehensive Plan and Land Development Code Update project County staff will be available to discuss the proposed Work In Progress Drafts of the Comprehensive Plan Future Land Use Element and Intergovernmental Coordination Elements. A Work in Progress Draft of Chapter 2 of the Land Development Code will also be discussed which includes draft zoning regulations. These meetings are an opportunity to learn about proposed changes, offer input and take part in a group discussion centered on the changes.

The public is encouraged to attend this workshop. Your input is important and will help the county ensure that the Comprehensive Plan and Land Development Code continue to serve the needs of all county citizens.

LDC Chapter 10 Amendment – Request to approve by ordinance. Walton County is considering amending Walton County Land Development Code Chapter 10 to change the Major/Minor Development Order thresholds for residential and non-residential development order applications as a way to improve the development review and approval process and to reduce the time and cost for members of the public submitting development applications and reduce the time and cost of the review process for Walton County. Specific thresholds may be identified by the Planning Commission for recommendation by the Planning Commission to the BCC.

Sand Dollar Court Subdivision – Request to approve by final order.  Project number 17-00100001 is being reviewed by Rita Banhunyadi.  This is a major development order application submitted by Dewberry/Preble-Rish on behalf of Bryan E. Duke requesting approval to develop a four lot residential subdivision on 0.69 acres, each lot consisting of 0.17 acres with a future land use of Neighborhood Infill. Santa Rosa Beach Cow – Request to approve by final order. Project number 17-00100052 is being reviewed by Renee Bradley.  This is a major development order application submitted by Verizon Wireless on behalf of Serra Holdings LLC, requesting approval to build a temporary communication tower measuring 120 feet tall with a shelter consisting of 20’ x 20’, and a 30’ wide access/utility easement on 2.513 acres with a future land use of Neighborhood Infill.  The project is located at 228 Sea Croft Drive in Santa Rosa Beach and identified by parcel number(s) 02-3S-20-34160-000-0050. CEFCO CR393 & US98 – Request to approve by final order. Project number 16-00100109 is being reviewed by Tim Brown.  This is a major development application submitted by Jenkins Engineering, Inc., on behalf of The Fikes Companies, requesting approval to construct a 5,500 sq. ft. convenience store/gas station on 2.32 acres with a future land use of Village Mixed Use.  The project is located at the northwest corner of the intersection of C.R. 393 and U.S. Highway 98 and is identified by parcel number(s) 27-2S-20-33210-000-0150 and 27-2S-20-33210-000-0160.

The Planning Commission will make a recommendation to the Board of County Commissioners regarding these items either to approve, approve with conditions or to deny.  Any agenda item that is tabled will be scheduled for a future Planning Commission meeting and will not go forward to the Board of County Commissioners until the Planning Commission makes a recommendation.
