This is a petition submitted by Peter Leenman of Coastal States Contractors, requesting a variance from the Walton County Land Development Code section 5.00.03.A.1, which requires single-family building setbacks of 20’ from the front, 15’ from the rear and 7 ’ from each side.  The petition requested, if granted, would allow the developer to reduce the front setback to 0’, Lot 3 of Warren Heights residential subdivision, as recorded in Plat Book 2, Page 38 in the Official Records of Walton County, Florida.  The site is located on the south side Scenic Gulf Drive, more particularly identified by parcel numbers: 32-2s-21-42260-000-0031.

2. DR HORTON PETITION FOR VARIANCE – Project number 11-00500010. This is a petition submitted by Richard Lowery of DR Horton requesting a variance from the Walton County Land Development Code section 5.00.03.A.1, which requires single-family building setbacks of 20’ from the front, 15’ from the rear and 7 ’ from each side.  The petition requested, if granted, would allow the developer to reduce the east side yard to a 4.5’ setback. SHARI JUDKINS ADMINISTRATIVE APPEAL – Project number 11-004-00001.  This is an administrative appeal submitted by Shari Judkins, appealing the Planning and Development Services Director’s decision to allow a commercial use within the coastal center land use category. The subject site is located north of U.S. 98 on the south side of North Holiday Road (parcel number 29-2S-21-42910-00B-0060).

Emerald 98 Holding Veterinarian Clinic – Project Number 11-001-00021 being reviewed by Mac Carpenter.  This is a major development order application submitted by Emerald 98 Holdings, LLC, consisting of a 5,933 square foot veterinary clinic.  This 1.13 +/- acre site has a future land use designation of Village Mixed Use and is located on the south side of US Highway 98, approximately 1,675 feet west of Sugar Drive, on parcel number 33-2S-20-33260-063-0004.

Dollar General – Project number 11-001-00030 being reviewed by Mac Carpenter.  This is a major development order application submitted by Bell Engineering Services, LLC consisting of a 9,026 square foot retail general store.  This 2.107 +/- acre site has a future land use designation of Village Mixed Use and is located on US Highway 98, approximately 0.20 of a mile west of CR 393, more particularly identified by parcel number 27-2S-20-33210-000-0166.

Naturewalk at Seagrove 2nd replat – Project number 11-003-00008.  This is a plat application submitted by Hatch Mott MacDonald, requesting a replat to relocate the approved common area and amenity center on 20.603 acres with a future land use of traditional neighborhood development.  The site is off of County road 395, just north of Watercolor Publix Shopping Center, more particularly identified by parcels beginning with 11-3S-19-25010.

SSA 2011-02 –  Gilbert Ziel is requesting the adoption of an Ordinance of Walton County, Florida, Adopting a Small Scale Future Land Use Map Amendment to the Walton County Comprehensive Plan; Setting Forth the Authority for Adoption; Amending the Future Land Use Map; Repealing All Ordinances in Conflict Herewith; Providing for Severability and Conflicts; and Providing for an Effective Date.  The Ordinance proposes to amend 10 +/- acres in Walton County south of the Choctawhatchee Bay, on property identified by parcel number 25-2S-21-42000-007-0000, from Conservation Residential 2:1 to Light Industrial.  The property is located off the west side of Goldsby Road approximately  mile north of Highway 98.
