NOTICE OF PUBLIC HEARING

The Walton County Design Review Board will hold a regular public meeting to hear projects beginning at 5:00 p.m. on Thursday, June 4, 2009 at the South Walton County Courthouse Annex located at 31 Coastal Centre Boulevard, Santa Rosa Beach, Florida 32459.  The Board will hear the following items:

1. ELECTRIC CART COMPANY DEVIATION REQUEST – Project number 09-005-00002. This is a scenic corridor deviation application submitted by Electric Cart Company, LLC, requesting outdoor display of merchandise during business hours, at an electric car business on .51 acres with a future land use of VMU. The project is at 5480 U.S. 98 West (parcel number(s) 29-2S-20-33000-017-0010).

The Design Review Board will make a recommendation on major developments to the Board of County Commissioners regarding these items either to approve, approve with conditions or to deny.  Any item that is tabled will be scheduled for a future Design Review Board meeting and will not go forward to the Planning Commission until the Design Review Board makes a recommendation.

In accordance with Section 286.26, Florida Statutes, whenever any board or commissioner of any state agency or authority, or of any agency or authority of any county, municipal corporation, or other political subdivision, which has scheduled a meeting at which official acts are to be taken receives, at least 48 hours prior to the meeting, a written request by a physically handicapped person to attend the meeting, directed to the chairperson or director of such board, commission, agency, or authority, such chairperson or director shall provide a manner by which such person may attend the meeting at its scheduled site or reschedule the meeting to a site which would be accessible to such person.

PUBLIC HEARING NOTICE

The Walton County Technical Review Committee will hold a public hearing on Wednesday, June 3, 2009 at 8:30 am at the South Walton Courthouse Annex in Santa Rosa Beach, FL 32459. The following items are scheduled for review and action:

1. PARADISE RETREAT PETITION FOR ABANDONMENT – Project number 09-008-00002. This is a petition for abandonment submitted by Eddie R. Grant, as agent for the Paradise Retreat Homeowners Association. The petition is to allow the homeowners association to privatize the streets within Paradise Retreat per Florida Statute 336.125, more specifically Sandy Cay Drive, Secret Harbor Drive, and Marigot Bay Circle. The subject of the petition is located entirely in southwest Walton County, and includes all roads within the Paradise Retreat subdivision, from the intersection on the south end of Sandy Cay Drive and old U.S. 98 (now Scenic 98) and the intersection on the north end of Sandy Cay Drive and new U.S. 98 (Emerald Coast Parkway West). The future land use is coastal center. The site is on the south side of U.S. 98, just east of the Walton County and Okaloosa County line (parcel number 30-2S-21-42790-AAA-AAAA).

2. QUASI-JUDICIAL ITEMS:

3. BOYS & GIRLS CLUB MASTER PLAN – Project number 09-001-00002. This is a major development order application submitted by Jenkins Engineering, consisting of a master plan from the Developers Agreement between the Boys and Girls Club of the Emerald Coast and Walton County. The first phase includes two (2) buildings totaling 55,000 square feet for civic and recreational purposes, with office spaces included, a swimming pool and deck area, and three (3) tennis courts. The second phase includes three (3) soccer fields. The development site is on 32.02 acres with a future land use of Town Center 1. The site is located directly adjacent to the South Walton Coastal Branch Library, approximately 500 yards northwest of the South Walton Courthouse Annex (parcel numbers 30-2S-19-24000-019-0000 and 30-2S-19-24000-020-0000).

The Planning Commission will make a recommendation to the Board of County Commissioners regarding these items either to approve, approve with conditions or to deny.  Any agenda item that is tabled will be scheduled for a future Planning Commission meeting and will not go forward to the Board of County Commissioners until the Planning Commission makes a recommendation.
